What are my responsibilities as a developer?

Introduced in 2003, the revised building regulations aim to improve standards of acoustic insulation in attached properties. To demonstrate compliance with these regulations, residential developments, including new builds, conversions, hostels and hotels require a number of pre-completion tests. Developers are responsible for arranging testing to demonstrate compliance.

When is my site ready for testing?

Sound insulation tests are done when the development is “pre-completed”. For the best chance of passing the test the rooms in question should be as airtight as possible. Windows, doors, and trickle vents should be fitted and functional. Skirting, plug sockets and the like should be in place. For floor tests carpets should not be fitted unless a type 1 floor, concrete with a soft covering, is being used.

What site conditions are needed for testing?

We need access to all the rooms being tested. We will usually select suitable rooms. We will need to schedule testing at a time when noise can be controlled (especially from trades' activity) to ensure the best possible results.

What happens if a test is not successful?

If a test fails, remedial work and re-testing are required. asoundsolution can work with you to ensure your development meets the regulations.
